What $10 million buys in cottage country, from B.C. to Ontario to Quebec

‘Trophy’ properties are giving way to luxurious recreational homes that build legacy while favouring value and lifestyle

Sales of Canada’s stunning waterfront and mountainside estates are revealing a shift in the country’s luxury recreational housing market.

According to a 2026 report from the London-based real-estate consultancy Knight Frank, the conspicuous consumption associated with so-called “trophy cottages” is giving way to spending that aims to build legacy while embracing a lifestyle that emphasizes comfort, nature and wellness.

In Ontario’s Muskoka region, for instance, the luxury market is entering a “flight to quality” period that’s more selective and value-conscious than the pandemic-era boom, says 30-year real-estate veteran Jack Janssen of the Janssen Group in Port Carling, Ont. Rather than paying premiums for dated three-season cottages, he explains, affluent purchasers are prioritizing turnkey, winterized, estate-sized properties with privacy, sunset exposure, extensive frontages and modern amenities.

So what does $10 million buy across Canada’s cottage country today? The answer includes homes and chalets with multi-slip boathouses, helipads, infinity pools, horse stalls, fireplaces galore, grand halls for multigenerational entertaining … and on and on it goes.
